Listing Photos That Can Make—or Break—a Sale

Where do all eyes go first when perusing a real estate listing? The photos, of course.

Home sellers should never underestimate the importance of investing in a professional real estate photographer to get the very best pictures possible of their place. Because no matter how good an eye you have, homeowners tend to be blind to how their own home comes across on camera—and, as a result, might have listing photos that don’t show their home in the best light.

And, if you ask most real estate photographers what type of image matters most of all, many would say the exterior. After all, homebuyers truly do judge a home by its cover.

Since all it takes is one second for homebuyers to lose interest in a listing and swipe away, here are some tips on how to make the most of your curb appeal pictures!

Capture your home in its best light

Here’s the inside scoop: lighting is the secret sauce that makes any photo truly amazing. That’s why it’s worth paying attention to the light on your house and figuring out when it looks its best.

Does your home exterior shine in the morning, during the day, or at that magical sunset hour? Take note of how shadows from neighboring buildings and trees change throughout the day, as these factors can affect the quality of your shots.

Twilight photoshoots are gaining popularity as the real estate market becomes more competitive. And here’s a protip: make sure all your landscape lighting is working, and have someone present who knows how to turn it on. Don’t forget to check your pool light, patio lights, solar lights, and any other exterior lighting you have. Without proper lighting, your twilight shots might not reach their full potential.

Once you’ve figured out the ideal time of day, communicate with your photographer before the session. This way, you can coordinate the shot schedule to perfectly capture your home in its most flattering light.

Spruce Up Your Landscape

Enhance your home’s photogenic charm with some landscaping TLC. One of the most effective ways to elevate your home’s visual appeal is by giving your landscaping some much-needed attention.

one of the most effective ways to elevate your home’s visual appeal is by giving your landscaping some much-needed attention.

If hiring a professional landscaping company isn’t in your plans, don’t worry. Simply make sure you’ve taken care of the basics, such as mowing the lawn, sweeping the driveways, and tidying up any dead branches and leaves.

We also recommend removing old cars and replacing worn-down mailboxes if possible—it’s a small touch that can make a big difference.

Staging your patio or porch

An outdoor patio or porch is a major selling point for most properties. It’s a photo that can help potential buyers envision themselves hosting delightful cookouts, birthday bashes, and other outdoor gatherings.

Now, here’s the deal. It’s the homeowner’s responsibility to ensure that the patio is picture-perfect. Tasks like removing dead leaves from cushions, cleaning tables and surfaces, and ensuring everything is free from dirt, especially after recent rain, should be completed before the photoshoot. In other words, photographers are not responsible for tidying up your yard.

Chances are the photographer will capture your patio exactly as it appears when they arrive. So, take a little extra time to make it inviting. Rearrange your outdoor furniture and planters in advance.

if you need to move items for better placement, be mindful that there may be dark spots on the pavement where they were previously positioned. So, make sure to shift them with enough time to clean or let the area dry.

Let your outdoor space shine and captivate potential buyers with its irresistible charm.

How Sellers Can Restrategize Their Real Estate

How Sellers Can Restrategize Their Real Estate

How Sellers Can Restrategize Their Real Estate

How Sellers Can Restrategize Their Real Estate

Are you struggling with a stagnant home listing that has been on the market for a while without any offers? It can be frustrating, but don’t lose hope! In this article, we will explore effective strategies to breathe new life into your listing and attract potential buyers. By implementing these tips, you can increase the chances of selling your home successfully.

Analyze and Adjust Your Pricing Strategy

One of the most critical factors influencing the sale of your home is its price. If your listing has gone stale, it’s time to reassess your pricing strategy. Conduct thorough research on comparable properties in your area to determine if your asking price aligns with the market. Consider lowering the price within a realistic range to attract more potential buyers and generate renewed interest in your property.

Enhance Curb Appeal

First impressions matter, and the exterior of your home plays a significant role in attracting buyers. Evaluate the curb appeal of your property and make necessary improvements. Simple enhancements like repainting the front door, maintaining a well-manicured lawn, and adding some colorful plants or flowers can make a significant difference. Aim to create an inviting and well-maintained exterior that entices potential buyers to explore further.

Stage Your Home

Effective staging can transform a property and make it more appealing to potential buyers. Consider hiring a professional stager who can strategically arrange furniture, declutter spaces, and add tasteful decorations to highlight your home’s best features. Staging creates an ambiance that allows buyers to envision themselves living in the space, increasing the likelihood of receiving offers.

Refresh Your Listing Photos

In today’s digital age, high-quality photos are essential to capture the attention of online home shoppers. Review your listing photos and determine if they accurately showcase your home’s best attributes. If necessary, hire a professional photographer to capture appealing and well-lit images that highlight the unique selling points of your property. Updated photos can make a significant impact in attracting potential buyers.

Expand Your Marketing Efforts

If your home listing has gone stale, it may be time to expand your marketing efforts. Work with your real estate agent to explore additional advertising channels. Consider promoting your listing on social media platforms, creating virtual tours or videos, and featuring your property on local real estate websites. Increasing the visibility of your listing can generate fresh interest from a broader pool of potential buyers.

Address Any Maintenance Issues

Take a critical look at your home and address any maintenance issues that may be deterring buyers. A home inspection can help identify hidden problems that need attention, such as plumbing leaks, electrical issues, or outdated fixtures. By rectifying these concerns, you can reassure potential buyers and present a well-maintained property that instills confidence.

A stagnant home listing doesn’t mean all hope is lost. By implementing these strategies, you can reinvigorate your listing and attract the attention it deserves. Adjusting your pricing strategy, enhancing curb appeal, staging your home, refreshing listing photos, expanding marketing efforts, and addressing maintenance issues can collectively make a significant difference. With perseverance and a proactive approach, you can increase the chances of selling your home successfully and moving on to the next chapter of your life.

Questions to Ask a Real Estate Agent When Selling Your Home

Questions to Ask a Real Estate Agent When Selling Your Home

Questions to Ask a Real Estate Agent When Selling Your Home

The up and down roller coaster ride of the real estate market and continued fluctations in interest rates can leave sellers scratching their heads, wondering how to price their homes correctly.

To begin with, you should hire afantastic listing real estate agent. These professionals will have the tools and background needed to help you sell your home in today’s market. But there are specific questions to ask so that you can pinpoint the right professional for you.

It’s smart to be picky! A great real estate agent can help find buyers to sell your home fast, and for the most money. Make the wrong choice, and your listing might languish. Then, the lowballing bargain hunters come circling—it’s not pretty.

Not sure where to get started? You can search for real estate agents in your area with online tools that offer you the chance to read real estate agent reviews from previous clients. From there, you’ll want to call or meet with a few you like and probe further.

Questions to ask a real estate agent when selling a home

Here are some important questions to ask your agent when selling your home, from sales plans to listing costs.

1. What are your credentials?

As you start out to sell your home, at the very least hire an agent who has a state license and belongs to the local real estate trade association. This means that they will have access to the multiple listing service, or MLS, and can list your property far and wide to attract buyers.

2. How many sales did you close last year?

A real estate agent’s past performance doesn’t guarantee a quick sale. Their track record of success with buyers and sellers, though, is some assurance that they are professionals who will know what they’re doing in selling your home.

Ask potential agents about how many clients they’ve worked with in the past and about the price range of the homes they have sold. You ideally want someone who knows just which real estate features will be valued by buyers in the appropriate income bracket. You may also want to ask for recommendations from previous clients.

3. Do you specialize in this neighborhood?

Having a local expert can be a huge advantage for sellers. Local agents will be aware of any upcoming developments in the area, plus plans for stores or other amenities that might affect the value of your property, how quickly it will sell, and the price you’re likely to get. They’ll also know what local buyers are looking for in real estate.

“Working with local agents who know the area and the market is essential – but look for agents who’s marketing reach also extends beyond your neighborhood and zipcode” says Steve Silcock, Broker Owner at RE/MAX Heritage

After all, your agent needs to be able to not only sell your home, but your neighborhood.

4. How do you arrive at the listing price?

Few things are as important to a seller as the discussion of how to price your home, and your real estate agent’s ability to land on a listing price that  is pitched at just the right level for the local market.

A property that is priced too high will languish, eventually turning off potential buyers; but a home priced too low might leave money on the table.

Make sure your agent is knowledgeable about the local market and what similar homes have recently sold for. This will help you arrive at the right price. Be sure to get answers to any of your questions about the process of pricing your home.

5. Whom will I be working with?

You want to find out if you will be working with one specific real estate agent or a member of the agent’s team. Each scenario has pros and cons for sellers, so ask lots of questions. Different agents work with clients in different ways.

6. How much will selling my home cost?

Ask several questions about the costs that you, as the seller, will be paying in the real estate transaction, such as broker’s commission, closing fees, and anything else, so you can plan accordingly—and compare from one agent to the next. This should all be covered in the listing agreement with the real estate agent.

7. What is your sales plan?

A good agent should have a written plan for selling your home that identifies the marketing plan for your property to attract buyers, from listing services to open houses to social media. A comprehensive plan helps ensure you’ll capture buyer interest.

“Buyers are searching online” says Silcock. He advises using an agent who has the capability to provide professional photography, a custom website, and even video, if appropriate. This will make the best impression on buyers.

8. What should I do to get my house ready?

See what the agents’ advice is for necessary repairs or upgrades or what hacks they might suggest for budget-friendly but impactful improvements that would attract buyers. Find out if they suggest staging services or just a good cleaning and decluttering.

Also, ask questions about whether the agents are willing to accommodate your schedule and what days and times they prefer to show houses.

9. How will we communicate?

If you’re a texter and your real estate agent prefers lengthy phone calls, that could present a problem. Likewise, you might prefer the personal touch of a call over an email. Knowing the method and frequency of communication can be important in selling your home. Your agent should also be available to answer any questions that you have along the way.

10. How long will the process take?

While no agents can guarantee how fast the sale and full real estate transaction will go, they should be able to give a ballpark range on how long it will take to sell your house. The national average is about a month, but it does depend heavily on your local market.
