Welcome to this months Market in a minute.   

 

Florida’s resale housing market had another strong month in August. Closed sales of single-family homes were up by a fraction compared to a year ago, which is impressive given the rate at which homes were selling.  

 Orlando’s median home price remains unchanged in August from the prior month – but that’s still at a record-high $320,000 which is 16% higher than August 2020.  

 More notably, sales fell for a second straight month this summer. Dropping just over 4% from the previous month that’s a strong sign that the rate of price growth is continuing to slow down toward more sustainable levels.  

 For a fourth straight month, inventory increased. We saw an increase of just over 3% from July to August but that still leaves us 39% below the inventory levels of August 2020. 

 The supply of homes ticked up to nearly one month in August but remember a balanced market is six months. So despite the increase we still do not have enough homes on the market to meet buyer demand which continues to be fueled by low interest rates.  

That means as we head into fall we’re still very much in seller’s territory and it continues to be a long road back towards a balanced market

​Welcome to this months Market in a minute. Resale activity during July 2021 is showing multiple signs that the housing market is continuing on a steady path towards normality.

Closed sales of single-family homes were down very slightly on a year-over-year basis in July, by just over 2 percent, but that’s the first time sales have been down year-over-year at the statewide level since May of 2020, near the beginning of the pandemic.

Listings of single-family homes continued to rise throughout July but this rebound in inventory will take a long time to get back to the levels we had pre-pandemic. At the end of July, there were still almost 39 percent fewer single-family listings than the year prior, and almost 59 percent fewer listings than at this point in 2019.

The number of new listings increased for the fifth straight month and with inventory rising again, price growth will begin to slow over the coming months. We will increasingly be seeing fewer properties receiving multiple bids over the coming months but for now, were still firmly entrenched in sellers market and it remains red-hot. Orlando’s median home price reached $320,000 in July 2021, continuing a six-month trend of record-setting prices.

So in summary, sales rates are trending back to what we might consider a normal level of growth. Inventory has started a trend back toward normalcy, as well but it’s going to be a long road.

Any relocation process can get a bit overwhelming at times, however, a step in your rental move-in process that shouldn’t be overlooked is filling out a checklist detailing the condition of your rental property. Not only do you need to make certain that the rental is handed to you in a habitable condition, but if there are any serious faults in the property violating health and safety codes, you are able to withhold making your rent payment until repairs are made by the landlord. While some repairs are up to the landlord to take care of, some may also be the responsibility of the tenant, thus making it important to review your lease for those details.
 
 
A rental move-in checklist will ultimately make the move-out process and security deposit return easier. Here are ten things that should be on your checklist:
 
Take photos of any noticeable damages or pests, and document the condition of the unit
 
Is the smoke detector working?
 
Are the provided appliances working?
 
▢ Do the toilets flush?
 
Do the faucets work, is the water pressure good, and do the drains properly drain?
 
Do all door and window locks work?
 
Can all windows open and close properly?
 
Do heating/air systems work?
 
Check power outlets
 
Check your internet or WIFI signal throughout the unit.
