Homebuyer Incentives

Homebuyer Incentives

Home buyer Incentives

Be sure you’re sending the right message to buyers when you throw in a homebuyer incentive to encourage them to purchase your home.

When you’re selling your home, the idea of adding a sweetener to the transaction — whether it’s a decorating allowance, a home warranty, or a big-screen TV — can be a smart use of marketing funds. To ensure it’s not a big waste, follow these do’s and don’ts:

Do use homebuyer incentives to set your home apart from close competition

If all the sale properties in your neighborhood have the same patio, furnishing yours with a luxury patio set and stainless steel BBQ that stay with the buyers will make your home stand out.

Do compensate for flaws with a homebuyer incentive

If your kitchen sports outdated floral wallpaper, a $3,000 decorating allowance may help buyers cope. If your furnace is aging, a home warranty may remove the buyers’ concern that they’ll have to pay thousands of dollars to replace it right after the closing.

Don’t assume homebuyer incentives are legal

Your state may ban homebuyer incentives, or its laws may be maddeningly confusing about when the practice is legal and not. Check with your real estate agent and attorney before you offer a homebuyer incentive.

Don’t think buyers won’t see the motivation behind a homebuyer incentive

Offering a homebuyer incentive may make you seem desperate. That may lead suspicious buyers to wonder what hidden flaws exist in your home that would force you to throw a freebie at them to get it sold. It could also lead buyers to factor in your apparent anxiety and make a lowball offer.

Don’t use a homebuyer incentive to mask a too-high price

A buyer may think your expensive homebuyer incentive — like a high-end TV or a luxury car — is a gimmick to avoid lowering your sale price. Many top real estate agents will tell you to list your home at a more competitive price instead of offering a homebuyer incentive. A property that’s priced a hair below its true value will attract not only buyers but also buyers’ agents, who’ll  be giddy to show their clients a home that’s a good value and will sell quickly.

If you’re convinced a homebuyer incentive will do the trick, choose one that adds value or neutralizes a flaw in your home. Addressing buyers’ concerns about your home will always be more effective than offering buyers an expensive toy.

Disney Springs Re-opens

Disney Springs Re-opens

Disney Springs Re-opens

Know Before You Go

As we have begun a phased reopening of Disney Springs with a number of shopping and dining locations, we are looking ahead to May 27 when we will begin to reopen more of our Disney owned shops and restaurants, including World of Disney, D-Luxe Burger (mobile order) and the Marketplace Co-Op. With that as our next milestone, we are eager to welcome back our Guests, some Cast Members and third-party Operating Participants with safety and well-being of all at the forefront of all our planning efforts.

As we navigate through this unprecedented time as responsibly as we can, we have implemented a number of new safety measures based on guidance from health authorities, such as the Centers for Disease Control and Prevention (CDC) and appropriate government agencies. We, along with third-party Operating Participants, are all committed to a responsible reopening of Disney Springs.

For Cast Members, Operating Participant employees and Guests, there are 6 key things to know before arriving at Disney Springs, and they include:

  • Limited parking and reduced entrances
  • Temperature screenings prior to entry
  • Face coverings required for Guests ages 3 and up
  • Physical distancing practices including physically-distanced queues and physical barriers
  • Temporary operation modifications, including reduced hours at select locations and no scheduled entertainment offerings or high-touch interactive areas
  • An increased focus on disinfecting and sanitation, including the addition of hand-washing stations and hand sanitizers in key areas

Since many of these measures will be new, and may evolve, we want to be sure Guests, Cast Members and Operating Participant employees are aware of all these changes.

Help keep each other healthy.

Guest Parking and Entrances

During this initial phase, Guests will be directed to self-park in the Orange and Lime garages; all surface parking lots will be closed. At opening, we have also reduced Guest entryways to 4 locations: Orange and Lime garages, along with the Hotel Plaza Boulevard Pedestrian Bridge and the rideshare location. Guest access to Disney Springs from the Grapefruit garage will be restricted.

Temperature Screening

All Guests are required to undergo temperature screenings upon arrival at Disney Springs.

  • Guest Screening: During this initial period, Guests will undergo temperature screening in these locations: the second-floor exits of Orange and Lime parking garages and the Marketplace Entrance (to serve Guests from the Hotel Plaza Boulevard Pedestrian Bridge and the rideshare drop-off lot). Based on guidance from health authorities, anyone displaying a temperature of 100.4 F or above will be directed to an additional location for rescreening and assistance. Those with temperatures 100.4 F or above will not be allowed entry; those in their party will not be allowed entry either.
  • Employee Screening: Cast Members and Operating Participant employees will be required to complete a health screening and temperature check at home, prior to coming to work.

Limited Contact

Following guidance from the government and the medical community regarding enhanced screening procedures and prevention measures, we have made some temporary adjustments that include limited-contact Guest Services to ensure a responsible and enjoyable environment for everyone.

  • Face Coverings: All Guests ages 3 and older are required to wear face coverings when visiting Walt Disney World Resort.

    All face coverings should:

    • Fully cover an individual’s nose and mouth and allow the Guest to remain hands-free
    • Fit snugly but comfortably against the side of the face
    • Be secured with ties or ear loops
    • Be made of breathable material, either disposable or reusable

Costume masks are not considered appropriate and are prohibited from being worn, in alignment with our existing rules.

Guests are required to wear face coverings at all times, except while dining. The use of face coverings should not be seen as a substitute for physical distancing. Guests must provide their own disposable or reusable face covering.

  • Physical Barriers: Physical barriers have been added in select places where it is difficult to maintain strict physical distancing guidelines. These may be visible in areas around cash registers or at Guest Relations, for example, to help ensure proper distances between people.
  • Cashless Transactions: At this time, it is recommended all Guests use cashless or contactless payment options, such as credit cards, debit cards, Disney Gift Cards, Disney Rewards Redemption Cards and mobile wallets—including Apple Pay, Google Pay and Samsung Pay. Guests may purchase a Disney Gift Card at select Merchandise locations and Welcome Center (Guest Relations) to pay without cash.

Physical Distancing and Capacity Measures

Managing the number of Guests visiting Disney Springs has been a major consideration as we implement physical distancing guidelines based on recommendations from health authorities and government officials. One of the ways to do that is to limit the number of Guests and Cast Members at any given time for each location. Additional measures include:

  • Signage: Directional signage has been installed to assist Guests to responsibly move throughout the property. Additionally, ground markings will help promote proper physical distancing when queuing is needed at a location.
  • Training: We are also training Cast Members to engage with Guests and promote physical distancing guidelines in common areas and queues.

Cleanliness and Sanitization

We’ve increased cleaning and disinfection in high-traffic areas such as public elevators and escalators, handrails, benches, tables, handles, restrooms and more. Additionally, Disney Springs will open with hand sanitizer and hand-washing locations, and Guests are highly encouraged to use these while visiting.

Cast Training

We’re further emphasizing our strong culture of health and safety among Cast Members and Operating Participant employees, and will continue to provide new training and reinforcement as we navigate through the reopening phases.

About These Measures

As part of these efforts, Guests may see other changes to our retail and dining offerings, as well as other experiences. Though it may be different from the last time you visited, these new measures are designed to offer a magical Disney experience in a responsible way.

We understand that these times are challenging, and we appreciate everyone’s patience and understanding as we navigate as responsibly as we can. Together, we can find new ways to have fun while being diligent to maintain proper physical distancing.

ASAP-HOME CARE & REPAIR

ASAP-HOME CARE & REPAIR

SMALL BUSINESS SHOUT OUT

Over the last month, our lives have changed, and we are all trying to find our new normal! Together we can and will get through this time by supporting each other, especially the heart of our community – your local businesses. Local businesses are owned by your neighbors, they employ your neighbors, and they create the unique fabric of each community. They know their customers, develop relationships with their regulars, and find ways to give back. Now we must support them and help them thrive during this time.

ASAP HOME CARE & REPAIR

Originally from York, England, Paul hails from a background in farming and machinery and was a successful self employed builder for 15 years before making the move to Florida in 2018 where he established ASAP Home Care & Repair. With an uncanny eye for figuring out problems and a pride in his work, Paul is now enjoying providing reliable service in the Sunshine State ranging from irrigation, painting, bathroom & kitchen renovations, decking, minor repairs, general maintenance and much more.…  His caring attitude, a refreshing no nonsense approach and an unwavering desire to deliver quality workmanship, makes Paul a cut above the rest. Those looking for fast talking salesmanship need not apply!

Here are some ways you can help support local businesses, starting today!

1. Buy gift cards If you’re unable to visit your favorite store or restaurant, consider buying a gift card. Not only will you help their business, but gift cards will come in handy down the road when social distancing is no longer in effect. Not to mention, they make excellent gifts for birthdays and anniversaries.

2. Dine in/ takeout Most restaurants are open but are still offering takeout, pick-up, and delivery options. You can dine in or You can order from your favorite spot online or through food apps, like UberEats, Grubhub and Door Dash.

3. Keep paying your subscriptions If you have a steady income, consider paying your subscriptions for gyms, cleaning services, personal trainers, etc. even if they are temporarily unavailable. If you have a babysitter, hairdresser, barber, or business owner who depends on regular clients like yourself, think about continuing to pay them, even partial payments will help. You have no idea how much you’re helping those who are unable to work.

4. Shop locally Social distancing is in effect, but many local stores are Now open to their community. Small local businesses often carry a lot of the same products you find at the big chain stores. So, stop by and help them out by stocking up on the things you need. Many stores have online options, too, so you can still get what you need without leaving your house.

5. Hire someone for small projects Now is an excellent time to tackle some of those home improvement projects. If you need lawn care, landscaping, or anything fixed around the house, hire a local handyman, gardener or carpenter. Some home improvement and auto businesses are still available.

6. Online classes For those whose gyms and studios that are still closed, try their online classes and live streams. Personal trainers and health instructors have also switched to online platforms like Zoom and Google Hangouts. Some are running discounts, too!

7. Spread the word Do you have a hot tip on a local business whose product or service has made your quarantine life easier or more enjoyable? Take to social media and let your neighbors and friends know! Some people don’t know where to turn to get the things they want or need. Help a friend and share your suggestions and let them know about any special offers.

8. Donate You can never go wrong by donating to those in need, whether it’s online or with cash.

9. Write a good review If you’re unable to help financially, then use your words. You can help a business by giving them an excellent review and referring them to others. Customers gravitate to stores and services loved by others.

April Home Maintenance Check list

April Home Maintenance Check list

April Home Maintenance Check list

Now that you’re prepared for rainy springtime, it’s time to use the last few months of spring to get ready for summer. Make sure that you complete your spring cleaning in your kitchen.

PEST CONTROL
April showers bring May flowers, but they also bring bugs in large quantities. As pests begin to emerge in the springtime, keep your eye out for signs of pests and consider spraying your home!

ATTIC INSPECTION
As the weather warms up, it’s time to make sure everything is working well in your attic and there haven’t been any leaks. Keep your eye out for rusted nails, stains on the roof, or damaged wood. Make sure that bathroom fans are venting to the outside and not into the attic space, as that can cause a build-up of moisture and mold. If your attic only has insulation for flooring, make most of this into a visual inspection to be safe.

TUNE UP AIR CONDITIONER
Call a professional to get your air conditioner running for summer. If you have a home warranty, you can get a tune-up for a small service call fee. You will have your condenser coils cleaned, your filters replaced, and your refrigerant levels, contacts, condensation lines, and thermostat checked.

VACUUM HVAC
After getting the air conditioner tuned-up by a professional, you should clean it. Unplug the unit before getting started and wipe away any dirt and debris from the case and the blades that are on top of the unit. Then, gently vacuum the fins on the outside of your unit. You should also clean around the unit to make sure there are no blockages that will stop air from being taken into the unit and cooled.
