Confirm your household meets the income and screening criteria listed on this page.
Gather your documents
Have a valid photo ID, Social Security number (or visa documentation) and proof of income ready for every adult applicant.
Apply and pay online
Complete the application in our secure portal and pay $75.00 per adult (18+), plus the $3.00 portal fee.
Screening and review
We complete a criminal and credit background check and review your documents.
Qualification requirements
What every applicant needs
Applicants must comply with all requirements below. Having everything ready before you begin helps us review your application without delays.
Income
Household income of 3X the monthly rent.
Income must be verifiable through any of the following:
- Income tax returns or paystubs
- Employment offer letter, if moving from out of state
- Benefit or award letters, such as but not limited to SSI, disability, pension or other
Required documents
The following must be provided by all applicants:
- Valid, current government-issued photo ID
- Completed rental application
- Authorization for screening / background check
- Proof of income (as described under Income)
Identification
Valid, current photo identification is required.
Examples include a driver's license, state-issued I.D. or passport.
- A valid Social Security number is required of each applicant.
- Applicants without a Social Security number must provide proof of a permitted stay in the U.S. with a visa, as well as the last three months of rent paid in advance.
Background check
A background check is completed for each applicant and covers:
- Criminal history
- Credit

Important disclosures
- The application fee is $75.00 per adult (18+). A $3.00 fee is charged at payment due to the portal's cost to process the payment.
- This application fee and process do not include any additional applications that may be required, such as an HOA application.
- Applicants must comply with all requirements, including verifiable household income of 3X the monthly rent.
- A background check will be completed and covers criminal history and credit.
- All adult applicants must provide a valid, current government-issued photo ID, a completed rental application, authorization for screening / background check, and proof of income.
- A valid Social Security number is required of each applicant. Applicants without a Social Security number must provide proof of a permitted stay in the U.S. with a visa, as well as the last three months of rent paid in advance.
