Establishing the correct market price for a property is based on a number of factors, including the sales history for similar properties in the area. All mortgage lenders in Florida require an appraisal to be carried out before they will approve a loan. If in the opinion of the Appraiser the property does not justify the sales price, the loan will not be granted and the sale will fall through.
