Welcome to this months Market in a minute.

Florida Realtors has released its resale housing market statistics for September, and they continue to show a pace of home sales activity well above pre-pandemic levels.

Closed sales of existing single-family dropped just over 5% in the Orlando market when we compare it to this time last year but we have to keep that in perspective. Last year the pandemic pushed transactions from Spring into Summer so if we look at September 2019 closed sales across Florida were actually up by over 20 percent.

The rate of growth in median sale prices from month-to-month has slowed and we actually recorded a slight drop in the median home prices as we continue to see things levelling off.

Inventory increased slightly in September(less than 1%)and that’s the lowest increase since February of this year which means we still have 39% fewer homes on the market than this time last year. Prices appear to have levelled but if inventory starts tightening again we could see price growth ticking upwards, although what happens to interest rates going forward could also effect short term demand.

In the longer run, the only way we can address this shortage is to accelerate the production of new homes. Inventory remains just below one months supply and a balanced market is six months. So, we continue the long march back to a balanced market but until then Brad O’Connor Chief Economist at Florida Realtors summed it up best when he said “it’s a seller’s world, and the rest of us are just living in it”.

Labor Day in Florida is a holiday commemorated by barbecues, fireworks, parades, and picnics as a sign of the end of summer. This is the perfect time to arrange a last-minute summer Florida beach trip to soak sunshine before fall arrives! You may call Florida home, but do you know where to head to? Consider the following fun-filled Florida beach destinations:

 

St. Augustine

The beaches in St. Augustine, Florida provide a diverse range of experiences, from beautiful State Parks to public beaches just a block or two from local eateries. You may enjoy spending the day at the exquisite Anastasia State Park, where vehicles are not permitted on the beach. However, if you find yourself yearning to cruise through the sand in your car, you may travel a little farther south to St. Augustine Beach, where automobiles are permitted in specified locations. Make sure to work up an apatite and take advantage of one of the many terrific local pubs and restaurants along A1A, or “Beachfront Avenue.”

 

St. Petersburg

St. Petersburg Beach, a barrier island in Florida, provides a variety of things to do for adventurers, including kayaking, windsurfing and tour groups.   The sparkling crystal blue waters are fantastic for swimming, fishing, kayaking, stand up paddle boarding and many other water sports, making it an excellent option for people seeking a more active getaway.

 

While there are major recognized restaurants in the area, diners will be pleased to find that the local independently owned restaurants offer an abundance of flavorful options during to your stay at the beach. The city streets are lined with unrivaled breakfast places, excellent steakhouses, and, of course, award-winning seafood options.

 

Destin

Between Fort Walton Beach and Santa Rosa Beach sits Destin, a Florida beach resort. Destin, which is continuously named among the greatest beaches in the country, is a popular vacation destination among Florida locals and more. Destin is notable for its beautiful sand beaches and warm Gulf seas. If you decide on making Destin your Labor Day holiday spot, some popular must-sees are Gulf Island National Seashore, Big Kahuna’s Water Park, and Henderson Beach State Park.

 

Panama City Beach

Panama City Beach, known as “Florida’s Forgotten Coast,” is a popular destination located in the Panhandle which is less crowded than other Florida beaches further south. There you can take in 27 miles of gorgeous white quartz sand Gulf beaches, which are fantastic for your Labor Day weekend escape. Kick off the festivities by putting on some cowboy boots and belt out Dixie songs at the Pepsi Gulf Coast Jam. Seeking something more tranquil?  Catch a sunset boat tour of the region, board a water shuttle to nearby Shell Island, or visit St. Andrews State Park to admire wildlife in their natural environment.

 

Amelia Island

When it comes to planning your day at the beach, Amelia Island has a great deal to offer including over 13 miles of beaches! Although many visitors opt to remain at the beach nearest to where they are lodging, it is encouraged to explore the many beach options Amelia Island has to experience.

 

Beaches are accessible from over 40 public access sites as well as a number of seaside parks. Many of the island’s most notable beaches are all accessible from established parks with facilities including restrooms and showers.

 

Florida Keys

The Florida Keys are known for their plethora of outdoor activities, and enthusiasts will enjoy the world-class fishing, diving, and snorkeling. The whole family may enjoy John Pennekamp Coral Reef State Park, the first underwater park in the United States and home to the country’s only living coral reef, where you will be able to witness a diversity of undersea marine life in crystal clear waters.

 

Pensacola

Pensacola, the Gulf Coast’s hub, is known for its emerald-green waters and sugar-white sands. After taking in the views from one of the greatest beaches in the country, you must consume some of the tastiest seafood the state has to offer or simply just relax at an oceanfront hotel. Spend this Labor Day weekend listening to smooth sounds at the Community Maritime Park’s Gulf Coast Summer Fest: Jazz Edition or gaze into the night sky on the beach with telescopes provided by the Escambia Amateur Astronomers Association for a great night out under the stars.

 

Sarasota

Sarasota is known for its sun, sand, and pristine ocean views, but not all Sarasota beaches are created equal. Sarasota’s wide coastline is dotted with six islands, each with its own unique charm, recreational opportunities and scenic beauty. This vacation spot is perfect for nature-loving families! Children may participate in sand dollar hunting on Siesta Beach, take a kayak tour of South Lido Nature Park, or marvel at the distinctive Florida wildlife at Myakka River State Park.

10 Tips for a Winning Offer

With housing inventory being at an all-time low there is a great deal of competition when it comes to buying a home. So how do you as a buyer make your offer stand out – well here are ten things to consider to increase the chances of your offer being accepted:

 

First, Make Your Home Search a Priority

This may sound a little strange but in this sellers market you must be proactive. Ask your Realtor to establish an automatic property search that notifies you when a home meeting your criteria is listed –  and then respond to them quickly.

 

Be Flexible With the Closing Date

Some sellers may be wanting to close quickly, however, some may need some extra time for relocation purposes or having a new home built. Being accommodating to the seller’s schedule may help in closing the deal.

 

Present a Clean Offer

The fewer contingencies the better – if you can avoid making an offer with financial constraints or seller concessions great but before removing any financing contingencies make sure you fully understand the implications.

 

Shorten the Length of Your Inspection Period

The shorter the timeframe for an inspection period, the better for the seller of the home. Some buyers are deciding to waive the inspection period completely but again speak with your Realtor before making that decision.

 

Offer Above-Asking Price on the Home

If you want to secure a home in today’s hot seller’s market, you may have to craft your offer above-asking price. Consider homes that have sold recently and equally important homes that are under contract and likely to close in the near future – your Realtor should be able to provide this information.

 

Put Down a Larger Earnest Money Deposit (EMD)

It will show the seller you are a well-qualified, good-faith buyer serious about purchasing their home.

 

Make a Greater Down Payment

Similar to the Earnest Money Deposit, putting down a larger down-payment than required shows the seller that you are in a good financial position and are serious about going through with the purchase.

 

Include an Escalation Clause in Your Offer

When you add an escalation clause to your offer, you are giving a maximum price up to which you will outbid other offers. Although you may not be the only one adding an escalation clause, it will give you an advantage over buyers without one.

 

Pay in Cash

If you are able to make a cash offer do it. Deals subject to financing contingencies are often at the mercy of the lender’s process so a cash offer is preferred especially if competing against other financed offers.

 

Now these are all great tips but remember every market is different and the details for every transaction are different.

Room Memory

Don’t Lose Your Key

For this game you will need keys and lanyards. You can find a pack of keys on Amazon here, or if you have old keys you could get rid of, that works too. Choose 1-3 words your visitors will not be able to say throughout the whole event. Welcome your guests and give them a key as soon as they arrive. Explain that they are free to keep their home key for the entire party, however, if they may not say any of the forbidden words. When another guest overhears one of these words being mentioned, they are able to take a key from that guest. Toward the end of the celebration, have everyone count how many keys they have. The winner will be person with the most keys!
 

House Hunting

An exciting way to have your guests tour your new home is to make a scavenger hunt! You will need to hide random items throughout the house for players to find. Your guests can play individually or you can split them up into teams. You will give them a list of the items they must find and then set a timer for five minutes for them to search around your home. The team or individual that finds the most items at the end of the game wins!

The food on this plate, which ranges from lamb, fish, poultry, beef, vegetarian and vegan options, is placed on top of a soft and spongy pancake-like food called injera.

Injera’s taste is slightly sour and is created with teff, a grain that is crushed into flour, mixed into a batter, slightly fermented, and then cooked into a huge circular form on a heavy skillet. You are then given extra rolls of injera, used to scoop up the food on the plate. A good piece of advice: don’t forget to also eat the injera at the bottom of the dish, as it soaks up delicious flavors from the food on top.
